Derek's Pressure Washing FAQ
What type of equipment do you use?
I use 4,000 p.s.i. @ 4 G.P.M. & have a hot water pressure washing unit capable of 230°F of hot water cleaning power when needed. (most rentals or home units are around 2,000 p.s.i @ 2 G.P.M. give or take a little)
For most ground areas I use a flat surface cleaner that stays the same distance from the ground the whole time giving professional even results (opposed to some 'professionals' that use just the wand/gun sprayer and you can see every line they cleaned since in the middle they will be spraying closer and when going left&right they will be further away from the surface) I start with just water and if any areas need it, I then follow up with a watered down bit of chemical at a low pressure directly to any areas that may need it.
Is there anything that should be done to prepare for the cleaning?
It certainly helps if the surfaces to be cleaned are cleared of objects that may get in the way or are sensitive to water. Especially when cleaning ground areas it helps to have as much out of the way as possible. Some jobs may require the driveway being cleared of cars so they are not in the way of the cleaning procedure or if the work is to be done in the backyard requiring me to back my truck into the driveway for better access.

No. I do my best to protect everyone's personal information and do not sell or distribute any personal data you may provide for any reason.
How do you determine pricing?
I am able to determine pricing online based on many factors as long as I have the address and the areas to be cleaned. No matter how dirty or clean a property is it requires the same amount of materials and time to complete as long as there is no rust, oil, or paint that needs to be removed. This allows me to evaluate the property online to determine pricing. I have many tools that allow me to view the property from multiple angles and measure anything needed which helps save both of us time and money to complete the work and makes it easier for you to compare prices without having a bunch of contractors showing up to your property while still determining which company to go with.
Do you remove algae, mold, & dirt?
Yes. Pressure washing is ideal for properly cleaning algae, mold and dirt. Make sure to see my before & after section for plenty of examples of surfaces I have renewed with pressure washing.
Do you remove rust?
Pressure washing alone does not remove rust, but I have specialized chemicals and procedures that do a pretty good job of removing as much rust staining as possible. In most cases rust from sprinkler stains can be fully removed, but in some cases with rust stains from cars, metal objects, or fertilizer may not be fully removed and some situations they can be removed or lightened. All the high pressure water in the world will not fully remove rust stains without specialized rust remover chemical as well. My estimates do not include rust removal unless otherwise specified, because of the large difference in materials & labor needed.Do you remove oil?
Pressure washing alone does not remove oil, but I have specialized chemicals and procedures that do a pretty good job of removing as much oil staining as possible. If the oil has sat for awhile I am able to lighten it up a great deal, but not remove it completely in some cases.unfortunately. My estimates do not include oil removal unless otherwise specified, because of the large difference in materials & labor needed.
Do you remove graffiti, spray paint, paint spills, etc.?
Yes. I use my hot water pressure washer along with biodegradable chemicals designed specifically for the challenges that spray paint creates. Pressure washing alone does not completely remove spray paint from most surfaces without specialized chemicals. Even paint thinner and other paint removers do not do the trick on spray paint because of the way spray paint penetrates into the surface. My estimates do not include paint removal unless otherwise specified, because of the large difference in materials & labor needed.
Do you clean roofs?
Do you clean screen enclosures?Yes. Roofs are very sensitive and some 'professionals' out there use high pressure directly on the roof. I on the other hand, do not use any high pressure on the roof and in the majority of cases do not exceed the pressure that comes out of a standard garden hose with a spray nozzle. Others that use high pressure may leave the roof looking clean, but may cause damage or bare minimum degraded the life of the roof.
Yes. White screen enclosure frames show the greatest difference and practically look as close to brand new as possible after my cleaning. The same goes for screens that have turned green.Do you clean painted surfaces?
Yes, this includes houses, pool decks, painted driveways, walls, etc. and I have seen some of the worst case scenarios (including a white house covered in over 15 years of algae and mold build up), turn out like a brand new paint job from my cleaning. Many factors like the specific paint used, if the paint is already chipped, weak, or painted over algae or dirt, painted on a surface that was not properly prepared, and more affect the remaining strength of the paint. Also algae, mold, wear-&-tear and natural erosion all weaken painted surfaces over time and deteriorate the finish. Because of this, I can only guarantee doing my best to safely clean the surface without any further damage but the above mentioned factors makes it impossible for me to guarantee against any damages that may occur to a painted surface . Do you clean out door furniture and other miscellaneous outdoor accessories?
Yes if requested by the customer when determining pricing.
Can you clean fabric or vinyl awnings or signage?
Yes. I have done so for many businesses that use fabric or vinyl awnings to block the shade.
Do you clean shopping plazas?
Yes. For most shopping plazas I use my hot water pressure washer which is ideal and sometimes is the only way to properly clean areas like this with high foot traffic and gum.
Do you clean commercial properties (or residential properties)?
I clean both residential and commercial properties. I handle big jobs and small jobs alike, but more work being done at one property allows for a better rate.
Are you able to pressure clean areas that do not have a nearby water supply available?
Yes. I am able to provide all water needed to complete a job if necessary, but it affects the price and needs to be requested in advance.Are you licensed and insured?

Do you give free estimates?
Yes. With a description of what needs to be cleaned, address, time-frame to complete the cleaning, and any other details I can provide a free estimate.
